The Plaza OC MD board meeting was very well executed, covering many topics of interest both present and future.

The board meeting today was very well run and I will outline some of the many topics that would definitely be of interest to all owners. Of the important topics, the upcoming by law change to create a smoke free campus was front and center. Steve Kenny outlined a few options that could be presented for vote, but indicated the support for no smoking was overwhelmingly for the ban despite some objections. Steve then went into several projects being worked on within the summer season like the new lockers, chlorine testing to stamp out legionaries disease, as well as 2 charging stations for electric cars being installed. Interestingly, it appears the lease for the current restaurant/tiki bar vendors has hit a snag and there is some legal jockeying going on. I suspect they will iron that out though in the coming months in order to accommodate the owners wishes to keep them onboard. Staffing issues has created some challenges for their small operation, but they are doing the best that they can with what they have. He also went into the power test done by Delmarva that unexpectedly shut down the water pumps. That has since been remediated so it won't happen again in the future. Very nice!
Michael Gill is continuing to outline the path forward with all the upcoming major structural projects so that he can then move on to more cosmetic improvements like HVAC grills and painting of the building. Of the structural projects, the major goals are to strip, repair, and recoat all the balconies as well as repair and resurface all the railings. This major undertaking is still being worked out with the contractor, who will likely also work on the walk ways and railings. Mike also went into resurfacing of the asphalt and redoing the speed bumps.
With covid ramping up again, Steve indicated he was being cautious about this since Worchester County had higher rates of infection when compared to other counties within Maryland. This included the staff wearing masks, and asking owners and renters to consider wearing masks in the elevators. They also went into the budget numbers, some odds and ends projects in the off season, and the upcoming October 9th HOA meeting. Details can be viewed by clicking the image below.
